🏗️ Commercial Property of the Week
Bear Valley Road Commercial Infill Lot — C-2 Zoning in Hesperia
✅ C-2 General Commercial
📍 Bear Valley Road Frontage
🚗 Approx. 55,000 ADT
🏢 Retail / Restaurant / Auto / Services
|
||||
🎯 THIS WEEK'S OPERATOR PLAY
Bear Valley Road keeps proving itself as one of the busiest commercial corridors in the Victor Valley — this is a rare shot at a level, ready-to-build C-2 lot on that same stretch, surrounded by retailers that already pull daily traffic.
|
📍 0 Bear Valley Road, Hesperia, CA 92345 Still available and still turning heads: this C-2 General Commercial infill parcel on Bear Valley Road sits on one of the High Desert's busiest retail and service corridors. The lot runs approximately 0.699 acres inside the City of Hesperia, fronting a stretch that sees roughly 55,000 vehicles a day. 💡 Best Fit: Retail / Restaurant / Auto-Related / Service Use C-2 zoning keeps the door open for a wide range of concepts — retail, restaurant, auto-related uses, personal services, and other neighborhood-serving commercial operators, subject to city approval and buyer verification.
📊 Corridor Note Bear Valley Road remains one of the most recognizable commercial corridors in the Victor Valley, and level, C-2-zoned infill parcels like this one do not sit on the market long. For operators who need visibility, traffic counts, and nearby daily-needs retail activity, this is worth a serious look now. Commercial land in established corridors is hard to replace once it is gone. This parcel offers the kind of practical frontage and surrounding business activity that continues to appeal to owner-users, developers, and investors looking for a Hesperia commercial site with strong local exposure. Buyer to verify all information including lot size, zoning, permitted uses, traffic counts, utilities, access, development requirements, availability of services, property boundaries, environmental conditions, and all property features. 🐾 Adoptable Pets of the Week
💕 Meet Gracie Gray & Daisy May — Two Sweet Girls Who Need a Loving Home 💕Two devoted service dogs looking for a safe, loving home after their owner became extremely ill and can no longer care for them.
Meet Gracie Gray and Daisy May, two wonderful service dogs who need a new family after their owner became extremely ill and can no longer care for them. Both girls are spayed, up to date on their vaccinations, and very well behaved — sweet, loving companions who have never bitten anyone. They're gentle dogs, but as trained service animals, they will protect their person if truly needed. We're hoping to find them a safe, loving home where they can enjoy their senior years together. If you're interested in giving one — or ideally both — a wonderful home, please reach out. And even if you can't adopt right now, please share their story to help Gracie Gray and Daisy May find the loving families they deserve. 🐾❤️ ❤️ Help Gracie Gray & Daisy May Find the Loving Home They DeserveRescue and rehoming efforts only happen because compassionate people step up. If Gracie Gray and Daisy May's story moved you, please consider sharing, adopting, or donating to help We Rescue 4 Pawz continue helping dogs like them find safe, loving homes. 🐾 Donation Options

🏛️ Hometown HistoryUpland Edition
The Pioneer Mom Who's Been Watching Over Euclid Avenue Since 1929Right in the median of Euclid Avenue, at the corner with old Route 66, stands a 10-foot, 5-ton granite statue of a pioneer mother — rifle in one arm, baby in the other. She's one of twelve identical "Madonna of the Trail" monuments the Daughters of the American Revolution placed across the country in the late 1920s to honor the women who crossed the country by wagon in the 1800s. Upland's statue was unveiled on February 1, 1929, with a parade, a pageant, and a plane flying over to drop flowers on the crowd — despite pouring rain, about 6,000 people showed up. She's survived a falling tree in 1957 and a 1991 earthquake, and after each one, the town brought her back. Quick takeaway: Upland's Route 66 median has been guarded by a 5-ton granite pioneer mom since 1929 — rain, falling trees, and earthquakes included. Question: Ever driven past her on Euclid Avenue without realizing she's been standing watch for almost a century?
