💰 Could Seller Financing Open a Different Door?

One of the most interesting possibilities with this property is that the seller is willing to consider seller financing for a qualified buyer and an acceptable structure. That can create another path to explore for buyers who like the home but want to discuss an alternative to a conventional bank-financed purchase.

What “Seller Financing” Means Here

Instead of assuming there is one fixed financing package, interested buyers can present a proposed structure for the seller to consider. Down payment, interest rate, payment amount, term, balloon date, security documents, escrow requirements, and all other terms would need to be negotiated and approved by the seller.

Why Talisman Is Worth the Conversation
  • Custom tri-level layout with 3 bedrooms, 2.5 baths, and approximately 2,384 square feet
  • Approximately 0.85 acres with a circular driveway and room to spread out
  • Detached RV-style garage/workshop approximately 35' × 24' with a tall opening and extensive shelving
  • Multiple decks, balconies, and covered outdoor areas positioned to capture the surrounding High Desert views
  • New roof added in 2026, removing a major near-term exterior expense from the buyer’s immediate list
  • Horse property with a rare combination of space, privacy, storage, and convenience
  • Minutes from Jess Ranch, Home Depot, Lowe’s, restaurants, shopping, and entertainment

The home itself has the kind of character that is difficult to duplicate in a newer tract property. The main living spaces take advantage of the elevation and scenery, while the lower-level family room adds a second gathering space with an open-beam ceiling, wood-burning stove, and easy access to the patio and garage.

Outside, the detached workshop is a major part of the value proposition. Whether the goal is vehicle storage, a serious hobby space, tools, equipment, or desert toys, it gives the property a level of flexibility that is hard to find in this price range.

Have a Seller-Financing Proposal in Mind?

Let’s talk through the property first, then we can discuss what kind of seller-financing proposal might make sense to present. The seller is not obligated to accept any particular structure, but there is room for a conversation.

Seller-financing availability and terms are not guaranteed and are subject to seller approval, buyer qualification, negotiation, escrow/title requirements, appropriate documentation, and any applicable legal or lending requirements. This is not a commitment to lend or an offer of specific financing terms. Listing information deemed reliable but not guaranteed and subject to change without notice. Buyer to independently verify all information including price, availability, square footage, lot size, condition, room count, permitted uses, workshop dimensions, horse-property use, and all property features. A High Desert Food-Truck Favorite Finally Has a Hesperia Home

This week’s spotlight goes to That Mother Clucker, the family-operated Nashville hot chicken business that spent years building a High Desert following before opening its first permanent storefront on Main Street in Hesperia.

The story goes back to Michael and Kori Gates’ earlier food-truck venture, Phantom Pig Barbecue. After a trip to Tennessee introduced them to Nashville hot chicken, the family spent nearly a year experimenting with brines, dredges, spice blends, and chicken cuts before adding their own version to the truck.

The reaction was strong enough that the hot chicken quickly took over the business—and That Mother Clucker was born. For years, customers found them at food-truck events, breweries, festivals, and pop-ups throughout the High Desert.

Why We’re Spotlighting Them
  • Nearly seven years of High Desert food-truck history before opening the first storefront
  • Family-operated from top to bottom, with multiple generations helping run the business
  • Chicken hand-breaded and cooked fresh to order, with a focus on keeping flavor alongside the heat
  • Popular menu favorites including Nashville hot chicken sandwiches, jumbo tenders, Cluckin’ Fries, Cluckin’ Tots, and smashburgers
  • A true local-business evolution from mobile kitchen to a permanent Hesperia location

Their storefront has a fun twist of its own: it operates inside the Chevron center at 13188 Main Street. It may not be the place you expect to discover one of the High Desert’s talked-about hot chicken spots, but that hidden-gem quality is part of the appeal.

What to Try First

If you are new to That Mother Clucker, start with the Nashville hot chicken sandwich or jumbo tenders, then add Cluckin’ Fries or Cluckin’ Tots. Pick the heat level that sounds right for you—and remember, the goal here is flavor, not just punishment.

Business information is provided for community awareness and may change without notice. Please contact That Mother Clucker directly or check its website and social media pages for current hours, menu items, pricing, ordering options, and availability.

🏗️ Commercial Property of the Week
Bear Valley Road Commercial Infill Lot — C-2 Zoning in Hesperia
✅ C-2 General Commercial 📍 Bear Valley Road Frontage 🚗 Approx. 55,000 ADT 🏢 Retail / Restaurant / Auto / Services
0 Bear Valley Road, Hesperia CA 92345 — C-2 commercial infill land parcel on Bear Valley Road
Offered At
$350,000
Lot Size
Approx. 0.699 Acres
Property Profile
C-2 Commercial • Infill Lot • MLS #CV26124179
🎯 THIS WEEK'S OPERATOR PLAY
Bear Valley Road keeps proving itself as one of the busiest commercial corridors in the Victor Valley — this is a rare shot at a level, ready-to-build C-2 lot on that same stretch, surrounded by retailers that already pull daily traffic.

📍 0 Bear Valley Road, Hesperia, CA 92345

Still available and still turning heads: this C-2 General Commercial infill parcel on Bear Valley Road sits on one of the High Desert's busiest retail and service corridors. The lot runs approximately 0.699 acres inside the City of Hesperia, fronting a stretch that sees roughly 55,000 vehicles a day.

💡 Best Fit: Retail / Restaurant / Auto-Related / Service Use

C-2 zoning keeps the door open for a wide range of concepts — retail, restaurant, auto-related uses, personal services, and other neighborhood-serving commercial operators, subject to city approval and buyer verification.

  • One of the last Bear Valley Road infill opportunities still on the market in Hesperia.
  • Approx. 0.699-acre level rectangular lot, ready for site planning and development.
  • C-2 General Commercial zoning with possible retail, restaurant, auto-related, and personal service uses.
  • High-traffic corridor exposure with approximately 55,000 average daily vehicles passing the site.
  • Surrounded by proven commercial activity, including Arco, Little Caesars, Food for Less, Metro PCS, and other nearby retailers and services.
  • Less than 2 miles from I-15 and the Mall of Victor Valley, adding regional access and consumer traffic potential.
  • Utilities available in the area. APN: 0414-031-09.

📊 Corridor Note

Bear Valley Road remains one of the most recognizable commercial corridors in the Victor Valley, and level, C-2-zoned infill parcels like this one do not sit on the market long. For operators who need visibility, traffic counts, and nearby daily-needs retail activity, this is worth a serious look now.

Commercial land in established corridors is hard to replace once it is gone. This parcel offers the kind of practical frontage and surrounding business activity that continues to appeal to owner-users, developers, and investors looking for a Hesperia commercial site with strong local exposure.

Buyer to verify all information including lot size, zoning, permitted uses, traffic counts, utilities, access, development requirements, availability of services, property boundaries, environmental conditions, and all property features. Victorville Edition

F-117A Nighthawk stealth aircraft connected to secret test flights involving George Air Force Base near Victorville
The once-secret F-117 Nighthawk was tested in connection with George Air Force Base, and nighttime flights across the Victor Valley helped fuel UFO sightings before the aircraft was publicly acknowledged.

The Secret Stealth Flights That Looked Like UFOs Over Victorville

For years, residents around Victorville could look into the desert sky at night and see something they could not easily explain. Strange lights and unusual aircraft movements crossed the High Desert—but the U.S. Air Force was not yet telling the public what was flying overhead.

The explanation was tied directly to George Air Force Base. In 1981, George became home to the 37th Tactical Fighter Wing, later known as the 37th Training Wing. Along with its training mission, the unit was assigned to test the Lockheed F-117 Nighthawk—the first operational aircraft designed around stealth technology.

Because the F-117 program was highly classified, test flights were conducted from Tonopah, Nevada, to both George Air Force Base and Edwards Air Force Base. That flight pattern crossed desert communities including Baker, Barstow, and Victorville. Many of the flights took place at night, and people on the ground sometimes interpreted the unfamiliar sightings as UFOs.

The mystery lasted until November 1988, when the Air Force formally acknowledged the Nighthawk. George Air Force Base eventually closed in 1992 under the Base Realignment and Closure program. Today, part of the former base is the Southern California Logistics Airport—but its role in one of aviation history’s most famous secret programs remains an extraordinary piece of Victorville history.

Quick takeaway: Some of the “UFOs” High Desert residents reported in the 1980s were very real aircraft—they just were not aircraft the government was ready to admit existed yet.

Question: Do you remember hearing stories about strange nighttime aircraft around George Air Force Base before the F-117 became public?
