Barstow’s Next Growth Story Is Taking Shape — and This Turnkey Auto Shop Is Already Here
1720 W Main Street, Barstow, CA 92311
Long before the cranes, warehouses and logistics operators arrive, somebody has to service the vehicles, fleets, contractors and people that keep a growing industrial economy moving.
That is what makes this Barstow property worth looking at from more than one angle.
Located along West Main Street — historic Route 66 — the property combines an operating automotive repair and smog business with approximately 1.36 acres across two parcels, a 3,200± SF shop, five service bays, four lifts, shop equipment, fixtures, inventory and a large fenced rear yard.
In other words, this isn’t simply a building waiting for a business. It is already a functioning automotive operation.
A Working Shop Instead of a Blank Canvas
For an automotive operator, one of the biggest differences here is simple: much of the expensive infrastructure is already in place.
The sale includes the real estate together with the existing automotive repair and smog business, business fixtures, shop equipment and inventory. A buyer can evaluate an operating location rather than starting with an empty industrial shell and then budgeting for lifts, equipment, improvements and the time required to build a customer base.
The Yard May Be Just as Important as the Building
Automotive and service businesses often discover that the building itself is only part of the equation. Vehicle staging, customer cars, fleet vehicles, equipment and storage can consume outdoor space quickly.
Here, a substantial fenced rear area creates usable space behind the shop, with two storage containers also included in the sale. That can be especially valuable for an operator whose business requires secure outdoor storage or vehicle staging.
West Barstow is no longer simply a “future growth” story. One of California’s largest freight infrastructure projects has received city approval.
Enter the Barstow International Gateway
In June 2026, the Barstow City Council approved BNSF Railway’s planned Barstow International Gateway — commonly called BIG.
According to BNSF, the project is planned as an approximately 4,500-acre integrated rail, intermodal and transload complex on the west side of Barstow. Containers arriving through the Ports of Los Angeles and Long Beach are expected to move by rail to Barstow, where freight can be transferred from international containers into domestic containers for movement throughout the country.
BNSF projects approximately 5,400 new direct jobs within the City of Barstow during the first 20 years of operation, in addition to construction, indirect and induced employment throughout the region.
And the project is beginning to attract operating partners. In August 2026, BNSF announced a strategic partnership with NFI involving transportation, warehousing, distribution and transload services at BIG. In September, BNSF announced another partnership with Spearpoint Logistics for warehousing and transportation operations.

What Could That Mean for an Automotive Operator?
No development project guarantees future business for any particular property. But large employment and logistics projects tend to create something automotive businesses understand very well: more vehicles and more economic activity.
Construction crews, trades, logistics companies, warehouse employees, commuters, fleet vehicles and supporting businesses all create transportation needs. A shop already operating in the market may be positioned differently than somebody trying to secure a site and establish a business after growth has already occurred.
Potential automotive and service-oriented users could include:
- General automotive repair
- Smog and emissions-related services
- Fleet maintenance
- Commercial vehicle service
- Tire, brake and suspension service
- Contractor or service-company vehicle maintenance
- Automotive specialty operations
- Vehicle staging and secure fleet storage
Intended uses are subject to applicable zoning, licensing and governmental approvals. Buyer should independently verify suitability for any proposed use.
Route 66 Visibility + I-15 Access
The site fronts West Main Street — part of historic Route 66 — with convenient access to Interstate 15 via L Street.
For a customer-facing automotive operation, that combination matters. A service business needs more than square footage; it needs to be findable, accessible and capable of accommodating vehicles.
Two Ways to Look at This Property
The Operator Play
Acquire an existing auto repair and smog operation with shop equipment, lifts, inventory, a customer base and real estate already in place.
The Real Estate Play
Control approximately 1.36 acres across two commercial parcels along a major Barstow corridor while substantial investment is planned for the west side of the city.
Why This One Is Worth Watching
You can build another automotive shop. What takes considerably longer to recreate is an established operating location, usable yard, equipment, customer history and land positioned in a market entering a new development cycle.
