💵 A Different Way to Think About Financing

Interest rates and conventional loan requirements can make the right home harder to reach. Here, the seller may consider financing for a qualified buyer, which means there may be an opportunity to structure a purchase directly with the seller instead of relying entirely on traditional bank financing.

Why This Opportunity Stands Out
  • Seller financing may be considered for a qualified buyer, subject to mutually acceptable terms and a written agreement
  • Approx. 0.85-acre setting offering privacy, open space, and panoramic High Desert views
  • Approx. 35' × 24' detached RV-style workshop for vehicles, projects, tools, storage, or recreational equipment
  • Only about four minutes from Jess Ranch for shopping, dining, entertainment, groceries, medical offices, and services
  • Custom tri-level floor plan with approximately 2,384 square feet and multiple distinct living areas
  • Recently installed new roof, taking care of a significant property improvement
  • Multiple decks and balconies that make the surrounding scenery part of the living experience
  • Flexible bonus room for an office, gym, hobby room, sunroom, creative space, or other use
  • Lower-level family room with an open-beam ceiling, wood-burning stove, and direct access to the patio and garage

Seller financing can be especially interesting when a buyer and seller are able to agree on a structure that works for both sides. Instead of every part of the transaction being dictated by a conventional lender's standard loan program, the parties may have more room to discuss items such as the down payment, payment structure, term, and payoff schedule.

Of course, the financing possibility is only one part of the story. This custom tri-level home delivers the combination High Desert buyers often ask for: room to spread out, privacy, expansive views, multiple living spaces, and substantial workshop and storage capacity.

The detached RV-style workshop is approximately 35 feet deep by 24 feet wide and offers the kind of usable space that can be difficult and expensive to add later. Inside the home, a flexible bonus room and lower-level family room give the next owner options for working, relaxing, entertaining, exercising, or pursuing hobbies.

And while the property has a quiet, country-style feel, it is still only about four minutes from Jess Ranch—giving you quick access to shopping, restaurants, groceries, entertainment, and everyday services when you need them.

🏡 Could Seller Financing Make This One Work for You?

If the property fits what you are looking for but traditional financing has been the sticking point, ask us about the seller-financing possibility. We can discuss what the seller may consider and help determine whether it is worth exploring for your situation.

The Opportunity in One Sentence

Nearly an acre, big views, a serious workshop, a new roof, Jess Ranch minutes away—and a seller who may be willing to discuss financing.

Seller Financing Note: Seller financing is not guaranteed and is subject to seller approval, buyer qualification, mutually acceptable terms, applicable laws and disclosures, and a fully executed written agreement. Buyers should consult appropriate lending, legal, tax, and financial professionals regarding any seller-financed transaction.

Location Note: Travel times are approximate and can vary based on the specific destination within Jess Ranch, traffic, road conditions, and route.

A Local Grocery Store That Saves a Trip Down the Hill

This week's Local Business Spotlight goes to 52 Asian Market, a locally owned Hesperia grocery store created to make Asian foods and specialty ingredients easier to find right here in the High Desert.

Local residents Alvan and Ava Chow opened 52 Asian Market in February 2025 after recognizing a gap that many High Desert families already knew well: finding certain Asian groceries could mean a long drive to communities down the hill.

Why We're Spotlighting Them
  • Locally owned by High Desert residents who saw a need in their own community and decided to fill it
  • Asian grocery selection close to home, including products representing Chinese, Korean, Japanese, Taiwanese, and other cuisines
  • Specialty foods and ingredients such as sauces, seasonings, noodles, snacks, frozen foods, dumplings, drinks, and pantry staples
  • Customer-driven inventory, with the owners encouraging shoppers to request products they would like to see stocked
  • A true neighborhood-business story built around making everyday shopping more convenient for the High Desert community

What makes 52 Asian Market especially interesting is that the owners have treated the store as a work in progress shaped by the people who shop there. From the beginning, customers have been encouraged to tell them what products are difficult to find locally so the market can continue expanding its selection.

For shoppers who cook Asian dishes at home—or anyone who simply enjoys trying new snacks, sauces, noodles, dumplings, drinks, and specialty ingredients—the store offers another reason to shop local instead of automatically making the drive down the Cajon Pass.

🛒 Support a High Desert Family Business

If you have been hunting for a hard-to-find ingredient—or just want to browse something different—stop by 52 Asian Market and take a look. And if they do not carry what you need, ask. Listening to local shoppers has been part of the store's story from the start.

Business information is provided for community awareness and may change without notice. Please contact 52 Asian Market directly before visiting to confirm current hours, product availability, pricing, and other business information.

Bear Valley Road Commercial Infill Lot — C-2 Zoning in Hesperia
✅ C-2 General Commercial 📍 Bear Valley Road Frontage 🚗 Approx. 55,000 ADT 🏢 Retail / Restaurant / Auto / Services
0 Bear Valley Road, Hesperia CA 92345 — C-2 commercial infill land parcel on Bear Valley Road
Offered At
$350,000
Lot Size
Approx. 0.699 Acres
Property Profile
C-2 Commercial • Infill Lot • MLS #CV26124179
🎯 THIS WEEK'S OPERATOR PLAY
Bear Valley Road keeps proving itself as one of the busiest commercial corridors in the Victor Valley — this is a rare shot at a level, ready-to-build C-2 lot on that same stretch, surrounded by retailers that already pull daily traffic.

📍 0 Bear Valley Road, Hesperia, CA 92345

Still available and still turning heads: this C-2 General Commercial infill parcel on Bear Valley Road sits on one of the High Desert's busiest retail and service corridors. The lot runs approximately 0.699 acres inside the City of Hesperia, fronting a stretch that sees roughly 55,000 vehicles a day.

💡 Best Fit: Retail / Restaurant / Auto-Related / Service Use

C-2 zoning keeps the door open for a wide range of concepts — retail, restaurant, auto-related uses, personal services, and other neighborhood-serving commercial operators, subject to city approval and buyer verification.

  • One of the last Bear Valley Road infill opportunities still on the market in Hesperia.
  • Approx. 0.699-acre level rectangular lot, ready for site planning and development.
  • C-2 General Commercial zoning with possible retail, restaurant, auto-related, and personal service uses.
  • High-traffic corridor exposure with approximately 55,000 average daily vehicles passing the site.
  • Surrounded by proven commercial activity, including Arco, Little Caesars, Food for Less, Metro PCS, and other nearby retailers and services.
  • Less than 2 miles from I-15 and the Mall of Victor Valley, adding regional access and consumer traffic potential.
  • Utilities available in the area. APN: 0414-031-09.

📊 Corridor Note

Bear Valley Road remains one of the most recognizable commercial corridors in the Victor Valley, and level, C-2-zoned infill parcels like this one do not sit on the market long. For operators who need visibility, traffic counts, and nearby daily-needs retail activity, this is worth a serious look now.

Commercial land in established corridors is hard to replace once it is gone. This parcel offers the kind of practical frontage and surrounding business activity that continues to appeal to owner-users, developers, and investors looking for a Hesperia commercial site with strong local exposure.

Buyer to verify all information including lot size, zoning, permitted uses, traffic counts, utilities, access, development requirements, availability of services, property boundaries, environmental conditions, and all property features. 5 Smart First Steps Before You Start House Hunting

Buying your first home is a big milestone, but a little preparation before the search begins can make the entire process feel much more manageable. 🏡

Five tips for first-time homebuyers preparing to buy a home
A good home search starts before the first showing.
Preparation Creates Confidence

Building the right team and understanding your options before you start touring homes can help you focus on properties that fit both your lifestyle and your financial comfort zone.

5 Good Places to Start
  1. Talk with a lender early. Learn what loan programs may fit your situation and what payment range feels comfortable before you fall in love with a property.
  2. Understand your upfront costs. Your down payment is only part of the picture, so ask about closing costs, inspections, insurance, and other expenses that may come with the purchase.
  3. Separate needs from wants. Decide which features are must-haves and which would simply be nice to have so you can compare homes more clearly.
  4. Build your team before you need it. Having a trusted real estate agent and lender ready means you can move quickly when the right home appears.
  5. Ask questions—lots of them. First-time buyers are not expected to know the process already. A good team should explain what is happening and what comes next.

You do not have to figure everything out before making the first call. The goal is simply to understand where you stand, what options may be available, and what steps can put you in the strongest position when you are ready to buy.

Ready to Take the First Step?

Send me a message and let's talk about where you are today, what you hope to buy, and what your next step could look like. No pressure—you can start by simply getting answers.

Loan programs, qualification requirements, down payment amounts, closing costs, interest rates, and available assistance programs vary by buyer and lender and can change. Buyers should consult a qualified mortgage professional regarding financing options and approval requirements.

🏛️ Hometown History

Ontario Edition

Earl H. Richardson, Ontario inventor associated with the Hotpoint electric iron
Ontario inventor Earl H. Richardson helped turn a household problem into the Hotpoint electric iron—and a major local manufacturing story.

A Household Name Was Born in Ontario: The Hotpoint Iron

Long before electric appliances filled every kitchen and laundry room, an Ontario inventor named Earl H. Richardson was experimenting with a way to make one of the day's most exhausting household chores a little easier: ironing.

Richardson worked for the Ontario Power Company in the early 1900s and experimented with electric flat irons in his spare time. Early irons could weigh several pounds, and one problem quickly became obvious: the center of the iron became hot, but the pointed front was not nearly as useful for pressing around buttons, pleats, and ruffles.

According to the Ontario City Library's Hotpoint historical collection, Richardson's wife Mary suggested concentrating more heat at the point. Richardson built an improved version and gave several to local laundresses to test. When he returned a week later, they reportedly did not want to give back the iron with the “hot point.”

The idea stuck—and so did the name. By 1904 Richardson had left the power company and started the Pacific Electric Heating Company on Euclid Avenue in Ontario to manufacture electric irons. By 1905, the company's Hotpoint iron had become a major commercial success.

The Ontario operation grew into a significant appliance-manufacturing center. Hotpoint eventually became part of General Electric, and the Ontario plant continued producing electric irons until 1982. The Ontario City Library preserves company records, photographs, patents, drawings, catalogs, advertising, and other materials documenting that remarkable chapter of local industrial history.

Quick takeaway: The familiar name “Hotpoint” traces back to an Ontario inventor solving a simple problem: getting the point of an electric iron hot enough to make ironing easier.

Question: Did you know Ontario once manufactured millions of electric irons—or that the Hotpoint name came from the hot point of an iron?
