🌄 Peaceful Country Atmosphere — Close to Everything

This is the kind of property that lets you come home, leave the traffic and activity behind, and enjoy open views, privacy, and room to breathe. Yet when you need groceries, dinner, shopping, a movie, or everyday services, the Jess Ranch shopping and entertainment hub is only about four minutes away.

Why This Location Stands Out
  • Quiet, country-style setting with open High Desert views, privacy, and space between neighboring properties
  • Only about four minutes from Jess Ranch and its major shopping, dining, entertainment, grocery, medical, and service options
  • The best of both worlds — a tucked-away atmosphere without the long drive typically associated with rural living
  • Custom 3-bedroom, 2.5-bath tri-level home with approximately 2,384 sq ft on about 0.85 acres
  • New roof recently installed, taking care of one of the most significant and expensive home improvements
  • Detached RV-style garage and workshop measuring approximately 35' × 24', offering substantial room for projects, tools, storage, vehicles, or toys
  • Multiple decks and balconies designed to take advantage of the property’s elevated setting and expansive views
  • Flexible bonus room that could serve as an office, gym, hobby room, sunroom, creative space, or possible fourth-bedroom setup
  • Lower-level family room with an open-beam ceiling, wood-burning stove, and direct access to the patio and garage
  • Seller may consider a flooring credit with the right offer, allowing the next owner to personalize portions of the home

A lot of buyers want more room, more privacy, and a slower-paced atmosphere—but they do not necessarily want to live miles away from the places they visit every day. This property offers a rare compromise: it feels peaceful and removed when you are at home, yet Jess Ranch is only about four minutes away.

That means you can spend the evening relaxing on one of the decks, enjoying the wide-open High Desert scenery, and still be just minutes from restaurants, shopping, groceries, entertainment, medical offices, and everyday services.

The home itself offers the character and separation of a custom tri-level design. Multiple living spaces provide flexibility for relaxing, entertaining, working from home, exercising, or simply spreading out. The lower-level family room—with its open-beam ceiling and wood-burning stove—creates a warm retreat with access to the patio and garage.

Outside, the wraparound decks and balconies capitalize on the elevated setting, while the detached workshop provides the kind of usable space that is difficult and expensive to add later. Whether you need room for tools, projects, storage, vehicles, recreational equipment, or a serious hobby, the infrastructure is already here.

Add in the recently installed roof, nearly an acre of land, the horseshoe-style driveway, and the possibility of a flooring credit, and you have a home that offers country atmosphere, practical space, valuable improvements, and remarkable convenience.

The Lifestyle in One Sentence

Come home to privacy, views, decks, land, and workshop space—then reach the heart of Jess Ranch shopping, dining, and entertainment in approximately four minutes.

Seller Flexibility Note: Seller may consider a flooring credit with an acceptable offer. Any credit, concession, or terms are subject to seller approval, lender approval if applicable, and final written agreement between the parties.

Location Note: Travel times are approximate and can vary based on the specific destination within Jess Ranch, traffic, road conditions, and route.

Property Note: Buyer to independently verify all information including square footage, lot size, condition, permitted uses, horse allowances, roof details, zoning, parking, workshop dimensions, decks, balconies, travel times, proximity to amenities, and all property features.

A Colorful Hidden Gem in Old Town Victorville

This week’s local business spotlight goes to The Vegan Vato, a family-run Victorville restaurant proving that plant-based food can still deliver the bold, satisfying flavors people expect from great Mexican cooking.

Located inside the Victor Valley Transportation Center on D Street, The Vegan Vato is one of those places you might not expect to find—until you step inside and discover a bright, welcoming restaurant filled with colorful décor, plants, friendly service, and some seriously creative food.

Why We’re Spotlighting Them
  • 100% plant-based Mexican menu featuring tacos, burritos, enchiladas, loaded nachos, fries, and taco salads
  • Inventive house-made fillings including hibiscus-flower asada, jackfruit pollo, portobello mushroom “fish,” potatoes, beans, and cauliflower
  • Family-owned and deeply connected to Victorville, with a name that blends the owners’ cultural roots with their journey toward healthier eating
  • Three consecutive Best of the Desert wins in the vegetarian, vegan, and gluten-free food category
  • Loved by vegans and meat eaters alike for the generous portions, fresh ingredients, creative menu, and genuinely friendly atmosphere

What makes The Vegan Vato especially fun is that the menu does not simply replace meat with the usual processed substitutes. Instead, familiar dishes are rebuilt around ingredients such as hibiscus flowers, jackfruit, portobello mushrooms, potatoes, cauliflower, and beans. The result is fresh, colorful, filling food that has earned enthusiastic reviews from longtime vegans, curious first-timers, and plenty of confirmed meat eaters.

The restaurant’s story is just as memorable as the food. Owners Damion and Amber turned their family’s move toward plant-based eating into a business that celebrates culture, community, health, and good Mexican food. Even after a 2025 break-in temporarily closed the restaurant, they reopened within days with strong support from the local community.

Whether you already eat plant-based or just enjoy trying something different, The Vegan Vato is a genuine Victorville hidden gem worth seeking out. Come hungry—the loaded nachos and other portions have developed quite a reputation of their own.

Support Local—and Try Something Different

Next time you are near Old Town Victorville, stop by The Vegan Vato for some tacos, enchiladas, or a mountain of loaded nachos. You do not have to be vegan to appreciate creative food made with plenty of flavor and heart.

Business information is provided for community awareness and may change without notice. The Vegan Vato’s schedule may occasionally vary for events, weekly specials, or other circumstances. Please check its social media pages or call the restaurant directly for current hours, menu, pricing, and availability.

🏗️ Commercial Property of the Week
Bear Valley Road Commercial Infill Lot — C-2 Zoning in Hesperia
✅ C-2 General Commercial 📍 Bear Valley Road Frontage 🚗 Approx. 55,000 ADT 🏢 Retail / Restaurant / Auto / Services
0 Bear Valley Road, Hesperia CA 92345 — C-2 commercial infill land parcel on Bear Valley Road
Offered At
$350,000
Lot Size
Approx. 0.699 Acres
Property Profile
C-2 Commercial • Infill Lot • MLS #CV26124179
🎯 THIS WEEK'S OPERATOR PLAY
Bear Valley Road keeps proving itself as one of the busiest commercial corridors in the Victor Valley — this is a rare shot at a level, ready-to-build C-2 lot on that same stretch, surrounded by retailers that already pull daily traffic.

📍 0 Bear Valley Road, Hesperia, CA 92345

Still available and still turning heads: this C-2 General Commercial infill parcel on Bear Valley Road sits on one of the High Desert's busiest retail and service corridors. The lot runs approximately 0.699 acres inside the City of Hesperia, fronting a stretch that sees roughly 55,000 vehicles a day.

💡 Best Fit: Retail / Restaurant / Auto-Related / Service Use

C-2 zoning keeps the door open for a wide range of concepts — retail, restaurant, auto-related uses, personal services, and other neighborhood-serving commercial operators, subject to city approval and buyer verification.

  • One of the last Bear Valley Road infill opportunities still on the market in Hesperia.
  • Approx. 0.699-acre level rectangular lot, ready for site planning and development.
  • C-2 General Commercial zoning with possible retail, restaurant, auto-related, and personal service uses.
  • High-traffic corridor exposure with approximately 55,000 average daily vehicles passing the site.
  • Surrounded by proven commercial activity, including Arco, Little Caesars, Food for Less, Metro PCS, and other nearby retailers and services.
  • Less than 2 miles from I-15 and the Mall of Victor Valley, adding regional access and consumer traffic potential.
  • Utilities available in the area. APN: 0414-031-09.

📊 Corridor Note

Bear Valley Road remains one of the most recognizable commercial corridors in the Victor Valley, and level, C-2-zoned infill parcels like this one do not sit on the market long. For operators who need visibility, traffic counts, and nearby daily-needs retail activity, this is worth a serious look now.

Commercial land in established corridors is hard to replace once it is gone. This parcel offers the kind of practical frontage and surrounding business activity that continues to appeal to owner-users, developers, and investors looking for a Hesperia commercial site with strong local exposure.

Buyer to verify all information including lot size, zoning, permitted uses, traffic counts, utilities, access, development requirements, availability of services, property boundaries, environmental conditions, and all property features. 💡 Did You Know?

Your Home Search Should Start Before the First Open House

The buyers who feel most confident are usually the ones who prepared before the right home appeared. 🏡

Homebuying preparation steps before beginning a home search
A little preparation today can make your future home search smoother and far less stressful.
Preparation Creates Options

A successful homebuying journey often begins months before you tour your first property. Taking time to understand your finances, financing options, and next steps can help you move with confidence when the right opportunity comes along.

Starting early does not mean you have to be ready to buy tomorrow. It simply gives you time to learn what lenders may look for, review your credit, estimate an affordable monthly payment, and understand how much money you may need for the down payment and closing costs.

It also gives you time to build the right team. A knowledgeable lender can help explain your financing options, while a local real estate professional can help you understand neighborhoods, pricing, competition, and what to expect once you begin touring homes.

A Smart Early Game Plan May Include:
  • Reviewing your credit and monthly obligations
  • Learning what price range may fit your budget
  • Exploring available loan and down payment assistance programs
  • Organizing income, tax, and bank documents
  • Understanding the neighborhoods and property types that fit your goals

When the perfect home finally appears, preparation can help you make a thoughtful decision instead of scrambling to figure everything out at the last minute. A little planning now can make the entire process feel much more manageable later.

Thinking About Buying in the Next 6–18 Months?

You do not need to have everything figured out before reaching out. Let’s talk about where you are today and create a realistic game plan for where you want to go.

🏛️ Hometown History

Barstow Edition

Historic Harvey House railroad depot in Barstow, California
Barstow’s historic Harvey House stands near the railroad tracks where the city’s original business district once operated.

The Desert Town That Moved Its Downtown

In Barstow’s early days, the town’s main business district was squeezed between the railroad’s freight and passenger tracks near the Harvey House. As rail traffic increased after World War I, the Santa Fe Railway purchased the crowded district—and Barstow essentially picked itself up and moved uphill. Roughly half of the town’s homes were relocated, along with the two-story Melrose Hotel, a huge garage, and two entire commercial blocks. The rebuilt downtown opened with a community celebration on July 4, 1925, proudly promoted as the grand opening of Barstow’s “newly rebuilt city.” The new Main Street eventually became part of legendary Route 66. Barstow didn’t simply grow around the railroad—it physically moved part of town to make room for it.

Quick takeaway: Barstow once moved homes, businesses, a hotel, and entire commercial blocks uphill—and then celebrated the opening of its “newly rebuilt city” on July 4, 1925.

Question: How many times have you driven through Old Town Barstow without realizing much of the city was deliberately relocated there?
