💰 Preferred Lender 1-0 Buydown — Still in Play

This home still has access to a preferred lender’s 1-0 Buydown program, which may help lower the buyer’s payment during the first year of ownership.

Based on the lender’s example, the first-year payment could be approximately $3,035 per month — nearly $300 less per month for the first year, or about $3,568 in first-year savings, funded by the lender.

Top Highlights
  • Preferred lender 1-0 Buydown still in play, designed to help lower the first-year payment
  • New roof recently added — a major improvement that helps create extra buyer confidence
  • Custom 3-bedroom, 2.5-bath tri-level home with approximately 2,384 sq ft on about 0.85 acres
  • Wide-open views in nearly every direction from decks, balconies, and multiple living spaces
  • Detached RV-style garage/workshop with approximately 35' x 24' dimensions and room for real projects, storage, tools, or toys
  • Multiple decks and balconies that extend the living space outdoors and take advantage of the elevated setting
  • Flexible bonus room off the main living area — ideal for an office, gym, sunroom, creative space, or possible 4th-bedroom setup
  • Cozy lower-level family room with open-beam ceiling, wood-burning stove, and access to the patio and garage
  • Quiet, rural-feeling setting with privacy and space — yet still just minutes from Jess Ranch shopping, dining, and conveniences

Some homes are worth a second look — especially when the financing opportunity is still available and the property offers features that are difficult to find in today’s market.

This Hesperia tri-level view home offers a rare combination of usable space, privacy, functionality, and scenery. Between the new roof, the detached workshop, multiple decks and balconies, and the preferred lender buydown opportunity, there is a lot here for buyers to get excited about.

The setting gives you that quiet High Desert feel buyers often want — room to breathe, room to work, and room to enjoy the view — while still being conveniently close to shopping, restaurants, and day-to-day needs.

If you have been looking for something with character, flexibility, and features that would be expensive to recreate, this property deserves a closer look.

Financing Note: Buydown program, payment examples, refinance options, eligibility, loan terms, rates, and savings estimates are subject to lender approval and may change. Buyer should verify all financing details directly with the preferred lender. This is not a commitment to lend.

Property Note: Buyer to verify all information including square footage, lot size, condition, permitted uses, horse allowances, roof details, zoning/uses if applicable, parking, workshop dimensions, decks/balconies, and all property features.

Fries Galore in Apple Valley CA
Fries Galore • Loaded gourmet fries, family-friendly dining, arcade fun, and food truck roots right here in the High Desert

From Food Truck Favorite to Apple Valley Destination

This week’s local business spotlight goes to Fries Galore, a true High Desert favorite with a story that hits close to home for me. Back when we first moved into our Bear Valley office, their food truck used to set up on Fridays at the gas station next door — and I stopped there more than a few times. What started as a local food truck known for big, creative, loaded fries has grown into a full sit-down restaurant inside the Historic Apple Valley Inn.

Their menu is all about fun, comfort food, and flavor — from carne asada fries and buffalo hot wing fries to Korean BBQ fries, garlic fries, Philly cheesesteak fries, mac & cheese fries, elote fries, and more. It is the kind of place where you can bring the family, try something different, and leave full.

Now with a permanent Apple Valley location, arcade rooms, pool tables, and a family-friendly atmosphere, Fries Galore is a great example of a local business that started small, built a loyal following, and kept growing with the support of the community.

Why We’re Spotlighting Them

  • Known for creative loaded fries, including carne asada, buffalo hot wing, Korean BBQ, Philly cheesesteak, garlic, elote, mac & cheese, and more
  • Family-owned and community-driven, with a loyal “Fry Family” following
  • Family-friendly atmosphere with arcade rooms, pool tables, and space to hang out
  • Personal local connection — their food truck used to be a Friday stop near our Bear Valley office

Looking for visibility? This is a Bear Valley Road commercial infill parcel with C-2 zoning, strong traffic exposure, and nearby national retailers already drawing daily activity to the corridor.

📍 0 Bear Valley Road, Hesperia, CA 92345

This week’s commercial spotlight is a rare C-2 General Commercial infill parcel on Bear Valley Road — one of the High Desert’s most active retail and service corridors. The property is approximately 0.699 acres inside the City of Hesperia and sits along a high-visibility stretch with approximately 55,000 average daily vehicles passing the site.

💡 Best Fit: Retail / Restaurant / Auto-Related / Service Use

With C-2 zoning, this parcel may fit a wide range of commercial concepts, including retail, restaurant, auto-related uses, personal services, and other neighborhood-serving commercial operators, subject to city approval and buyer verification.

  • Rare Bear Valley Road infill opportunity in the City of Hesperia.
  • Approx. 0.699-acre level rectangular lot with commercial development potential.
  • C-2 General Commercial zoning with possible retail, restaurant, auto-related, and personal service uses.
  • High-traffic corridor exposure with approximately 55,000 average daily vehicles passing the site.
  • Surrounded by proven commercial activity, including Arco, Little Caesars, Food for Less, Metro PCS, and other nearby retailers and services.
  • Less than 2 miles from I-15 and the Mall of Victor Valley, adding regional access and consumer traffic potential.
  • Utilities available in the area. APN: 0414-031-09.

📊 Corridor Note

Bear Valley Road continues to be one of the most recognizable commercial corridors in the Victor Valley. For operators who need visibility, traffic counts, and nearby daily-needs retail activity, this location deserves a closer look.

Commercial land in established corridors can be hard to replace. This parcel offers the kind of practical frontage and surrounding business activity that may appeal to an owner-user, developer, or investor looking for a Hesperia commercial site with strong local exposure.

💡 Did You Know?

A Move Is Usually About More Than Just the House

Life changes, new priorities, and the next chapter often play a bigger role than square footage alone. 🏡

Top reasons people decide to move in 2026
Most moves are driven by life changes, lifestyle goals, family needs, and future plans.

A home move is rarely just about the house itself. More often, it is about life changes, new priorities, and creating a space that better supports the next chapter.

For some people, that means looking for more room. For others, it means less upkeep, a better layout, a different neighborhood, or a location that keeps them closer to family, friends, work, or the people who matter most.

There is no one-size-fits-all reason to move. The right decision depends on your lifestyle, your goals, your timing, and what you want the next season of life to look like.

📅 Talk About Your Next Chapter ```

If you have been thinking about making a change, send me a message and let’s talk about what your next chapter could look like.

Every buyer and seller situation is different. Real estate decisions should be based on your personal goals, financial situation, timeline, market conditions, financing options, and long-term plans.

🏛️ Hometown History

Victorville Edition

Mojave Narrows Victorville water and mountains
The Mojave River crossing was the key to Victorville’s early history, long before the railroad and the city’s name.

Long before Victorville had Route 66 or railroads, it was already a desert crossroads. The Mojave River’s Lower Narrows, known as Lane’s Crossing, was a key stop for Indigenous trade routes. The Serrano-Vanyume village of Tobiabit was nearby. In the 1880s, the railroad station was named “Victor” after Jacob Nash Victor, a railroad superintendent. In 1901, to avoid confusion with another town, it became “Victorville.”

Quick takeaway: Victorville’s story began with water, trails, crossings, and a natural desert hub long before its modern name.

Question: Did you know Victorville’s history went back to trails and the Mojave River crossing?
