💰 Preferred Lender 1-0 Buydown — Still in Play

This home still has access to a preferred lender’s 1-0 Buydown program, which may help lower the buyer’s payment during the first year of ownership.

Based on the lender’s example, the first-year payment could be approximately $3,035 per month — nearly $300 less per month for the first year, or about $3,568 in first-year savings, funded by the lender.

🔨 The Features That Are Hard to Find — and Expensive to Replicate

The detached RV-style workshop, multiple decks, balconies, and view-focused tri-level design are not cookie-cutter features. These are the kinds of improvements that are increasingly rare to find already in place — and very expensive to recreate after the fact.

🚨 Fresh Property Update

A new roof was recently added, giving this already unique Hesperia view property an important upgrade and added peace of mind for the next owner.

Top Highlights
  • Preferred lender 1-0 Buydown still in play, designed to help lower the first-year payment
  • New roof recently added — a major improvement that helps create extra buyer confidence
  • Custom 3-bedroom, 2.5-bath tri-level home with approximately 2,384 sq ft on about 0.85 acres
  • Views in nearly every direction — enjoy sweeping scenery of the Mojave Riverbed, surrounding mountains, and High Desert horizon from multiple rooms, decks, and balconies
  • Quiet, rural-feeling setting with space, privacy, and breathing room — yet still just minutes to Jess Ranch shopping, dining, services, and everyday conveniences
  • Detached RV-style garage/workshop with approximately 35' x 24' dimensions, high opening, shelving, and room for real projects, storage, toys, tools, or hobbies
  • Multiple decks and balconies that extend the living space outdoors and take full advantage of the elevated view setting
  • Flexible bonus room off the main living area — ideal for an office, gym, sunroom, creative space, or possible 4th-bedroom setup
  • Cozy lower-level family room with open-beam ceiling, wood-burning stove, and access to the patio and garage
  • Circular driveway, horse property appeal, and room to spread out in a scenic High Desert location

Some homes are worth a second look — especially when the financing opportunity is still available and the property offers features that are difficult to find in today’s market.

This Hesperia tri-level view home checks a lot of boxes: a new roof, a preferred lender rate buydown opportunity, a detached RV-style workshop, multiple decks and balconies, and wide-open High Desert views.

The setting gives you that quiet, rural feeling buyers love — room to breathe, room for projects, and views that stretch across the riverbed, mountains, and desert horizon — while still keeping you just minutes from shopping, dining, and daily conveniences near Jess Ranch.

The workshop and outdoor living areas are a big part of what makes this property stand out. A detached shop of this size, plus view-oriented decks and balconies, are not easy or inexpensive to add later. Here, they are already part of the package.

Add in the tri-level layout, flexible bonus room, cozy lower-level family room, circular driveway, and horse property appeal, and this is a rare blend of views, privacy, usable space, functionality, and everyday convenience.

A Fresh Thai Spot on Main Street in Hesperia

This week’s local business spotlight goes to Bangkok Broiler, a newer Thai bistro on Main Street in Hesperia that has quickly become one of those places locals are talking about — and this one gets the family stamp of approval too, because my kids love it.

The menu includes Thai favorites like pad Thai, curries, soups, fresh rolls, seafood dishes, stir-fry options, and a few Chinese-inspired dishes as well.

If you are looking for something flavorful, casual, and local in Hesperia, Bangkok Broiler is worth adding to your list — whether you are dining in, ordering ahead, or grabbing takeout for the family.

🎯 THIS WEEK’S INVESTOR PLAY
Looking for income-producing commercial property? This is a fully occupied small-bay industrial flex asset with multiple tenants, practical unit sizes, and long-term local operator demand.

📍 13631 Pawnee Road, Apple Valley, CA 92308

This week’s commercial spotlight is a rare Apple Valley industrial flex investment in the heart of The Village. The property includes approximately 12,438 sq ft across 11 units on just under an acre, and is currently 100% occupied.

💡 Best Fit: Small-Bay Industrial / Flex Investment

This type of property can serve a wide range of local business users, including contractor shops, warehouse users, light industrial operators, auto-related businesses, storage users, office/flex tenants, and service-based commercial operators.

  • 100% occupied industrial flex asset with established rental income.
  • Approximately 12,438 sq ft across 11 small-bay units.
  • Approx. 0.958-acre lot with abundant on-site parking and practical access.
  • Village Specific Plan D2 zoning in a growing Apple Valley commercial corridor.
  • Close to Highway 18, Dale Evans Parkway, nearby medical/employment centers, and local business activity.
  • Rent roll, expenses, and detailed financials available upon request with NDA.

📊 Investor Note

More detailed financials, rent roll, and expense information are available with an NDA, making this a strong candidate for investors who want to review actual income, expenses, tenant mix, and long-term upside.

Small-bay industrial continues to be one of the most practical commercial property types for local operators. Spaces like these serve the everyday businesses that keep a market moving — contractors, trades, repair services, storage users, light industrial tenants, and owner-operated companies that need functional space without the scale of a large warehouse.

Buyer to verify all information including square footage, lot size, unit count, occupancy, rent roll, expenses, lease terms, zoning, permitted uses, parking, utilities, condition, and all property features. Financials, income, expenses, and tenant information should be independently reviewed and verified. Listing information deemed reliable but not guaranteed and subject to change without notice. Rates Fluctuate — Your Real Estate Plan Should Keep You Focused

The market will always move, shift, and make headlines — but your best decisions should be based on your goals, timeline, and real-life numbers. 🏡

Rates fluctuate but your real estate plan matters
Market conditions change, but a smart plan helps keep your next move in perspective.

The real estate market is always evolving. Interest rates move, inventory changes, buyer demand shifts, and headlines can make it feel like there is never a perfect time to make a decision.

That is why having a well-thought-out plan matters. Whether you are buying your first home, selling and moving up, downsizing, investing, or simply planning for the future, the right strategy can help you stay focused on what matters most.

The goal is not to react to every headline — it is to understand your options, know your numbers, and make decisions based on your life, your timing, and your long-term goals. Having the right team in your corner can help you navigate changing conditions with more confidence.

🏡 Buyer Resources 📅 Talk About Your Options

If you are considering a move, the best first step is not guessing what the market will do — it is building a plan around your goals.

Real estate decisions should be based on your personal goals, financial situation, timeline, market conditions, financing options, and long-term plans. Every buyer and seller situation is different.

🏛️ Hometown History

Crestline Edition

Historic Lake Gregory postcard image in Crestline California
Historic Lake Gregory postcard image — a look back at the mountain lake that became one of Crestline’s most beloved landmarks.

Here’s a Crestline story that almost sounds like mountain folklore: Lake Gregory was expected to take about three years to fill — but local history says heavy rains filled it in just three days. Before it became the lake locals and visitors know today, the area was known as Houston Flat. In the 1930s, Redlands citrus grower Arthur Gregory Sr. helped develop the area, and work began in 1937 with help from a Works Progress Administration grant to dam the east and west forks of Houston Creek. The dam was completed in 1938, creating the man-made lake at the heart of Crestline. San Bernardino County notes that the Lake Gregory Dam stands 97 feet high — but the real “wow” moment is how quickly the lake reportedly came to life after those March rains.

Quick takeaway: One of Crestline’s signature landmarks was not a natural alpine lake — it was a Depression-era mountain project that reportedly filled almost overnight.

Question: Did you know Lake Gregory was man-made — and that local history says it filled in just three days instead of three years?
